What IICRC S500:2025 Actually Requires

Restoration companies quote this standard constantly and almost never say what is in it. It is the industry's reference document for professional water damage restoration, and these are the parts that change what happens in your house.

Water is classified before work starts

Category (how contaminated) and class (how much material is wet and how fast it will release). That assessment decides what can be dried in place and what has to come out — and it has to be made on arrival, not invented afterwards to justify a scope.

Drying targets a documented dry standard

Not “feels dry.” Each material gets a moisture target, usually taken from an unaffected area of the same material in the same building, and drying continues until the readings meet it.

Daily monitoring, written down

Readings recorded each day for every affected material, with equipment adjusted in response. This is the part most commonly skipped, and it is the record that settles a scope dispute or a mold question years later.

Equipment sized by calculation

Dehumidifier capacity and air-mover count derived from the affected volume and class, rather than from whatever was on the truck. Under-equipping is why some jobs plateau and never quite finish.

Containment scaled to contamination

Category 2 and 3 losses require barriers, negative air and HEPA filtration so the cleanup does not distribute the problem through the rest of the building.

Completion is verified, not declared

Final readings on every material that was wet, confirming the dry standard was reached before equipment leaves and before anything is closed back up.

You are entitled to ask any contractor for the moisture log before you pay the final invoice. If one does not exist, the drying was not documented — whatever the standard on their website says.

Things We Say That Lose Us Jobs

A restoration company that never talks you out of anything is not being straight with you. These are the four we say most often, and we would rather say them up front.

“This is small enough to handle yourself.”

A clean-water spill under about fifty square feet, on hard flooring, caught within the hour and with nothing run under a wall — that is towels and a fan. We will say so on the phone rather than send a truck for it.

“Do not file a claim for this.”

If the repair will land near or below your deductible, filing puts a water claim on your record for little or nothing back. That record can affect renewal. Sometimes the right answer is to pay for it and move on.

“Your ducts do not need cleaning.”

Duct cleaning is one of the most over-sold services in this trade. If water never reached the HVAC system, it does not need doing, and we will not add it to a scope because it is easy to approve.
