Carpet over a hundred-year-old fir deck does not dry from the top alone. In Old Town we get the pad out quickly, then decide whether the subfloor can be dried in place or whether boards have cupped past recovery. Floating carpet over a deck that is still at high moisture content traps the problem and buys you a cupped floor and a smell.
2Tight Legacy envelopes dry fast, spread faster
Post-2005 construction at Tustin Legacy holds conditioned air well, which helps the drying and hurts the containment. Water finds the plate line and the stack. Carpet in the room of origin is often savable within a day, but we check the unit below and the shared wall cavities on the same visit, because a fast dry upstairs means nothing if the assembly is still wet.

The middle-era slab tracts are where we do most of our weighted extraction in Tustin. Carpet Drying Questions from Tustin Homeowners
Physically, we dry both. The carpet and pad in your unit came wet from an assembly you do not own, so the plan has to include the ceiling cavity and the top plate above you, not just your floor. We document the source unit, meter both sides, and bill the responsible carrier directly where the association's policy allows. Your pad usually comes out. Your carpet is often fine, because supply water in that construction is clean.
Frequently it can be saved. The deciding factors are water category, how many hours it sat, and whether the backing has delaminated. Clean supply-line water caught within a day, on carpet that was in decent shape beforehand, usually means we replace the pad and keep the carpet. Anything past Category 1, or carpet that has come apart at the backing, is a different answer. We take the readings and check the backing before saying either way.
No, but it does more often than not. On a clean-water loss we reach quickly, we can float the carpet, push dry air into the pad space, and dry it in place. Moisture-barrier pad, dense slab rubber, and anything that sat overnight in gray water comes out. S500:2025 treats pad as non-restorable once contamination is involved, and field experience supports that. It is inexpensive material against a real risk.
New plumbing removes corrosion from the list, not everything else. What fails in Legacy-era homes is connections and appliances: braided washer hoses, refrigerator ice-maker lines, angle stops, dishwasher fittings, and water heaters that are now well into their service life. Second-floor laundry rooms are the biggest single change from older Tustin housing, because a failure up there drains through two ceilings instead of across a garage slab. Age protects you from one category of failure and none of the others.
