A wet plaster ceiling in the Colony District is not a drywall problem with older materials. Plaster was troweled over wood lath, and it holds onto the lath by keys that squeezed through the gaps and hardened there. Add water and those keys soften. The ceiling stops being held up by adhesion and starts being held up by habit, and when it releases it comes down as a slab rather than a sag. That is why we shore and relieve a plaster ceiling differently, and why acting in the first hours matters more in a 1910s Anaheim house than almost anywhere else we work.
Twenty minutes east, Anaheim Hills is a different job entirely. Multi-level homes on engineered pads carry concrete tile roofs with valleys, crickets and wall transitions that were designed well and are now running on underlayment thirty or forty years old. The tile looks perfect from the street because tile lasts. The felt beneath it does not. Water gets under a slipped tile, runs to a valley and then travels down through two levels of framing before it appears on a ceiling that may be a full story below where it entered.
What Anaheim Changes About Ceiling & Roof Leaks
1Plaster ceilings hold far more water
Lath and plaster is several times the mass of drywall and takes on far more water before it shows. It also gives it up slowly, which means standard air movers and a couple of days will not do it. On Colony and West Anaheim plaster losses we bring desiccant capacity and monitor the assembly rather than the room, because a plaster ceiling that reads dry on the surface can still be saturated behind the lath.
2Tile roofs whose underlayment expired first
In Anaheim Hills the tile is often fine and the felt under it is finished. That combination produces leaks with no visible roof damage, which makes for difficult insurance conversations. We photograph the underlayment condition at the entry point as we find it, so the distinction between storm damage and an aged roof is documented by someone standing on it rather than argued later from the ground.
3Multi-level homes move water a long way
In a two or three level hillside house, water entering at the roof can run a chord, cross a floor assembly, follow a duct chase and drop through a ceiling on the level below. We meter each level before opening anything. Cutting the visible stain on a hillside home almost always misses the actual path and leaves wet framing sealed back up.
How the Work Runs
The method is the same one we use on every ceiling & roof leaks job, documented to the IICRC S500:2025 standard. Here it is in short — the full ceiling & roof leak water damage process explains each stage in detail.
- Emergency tarping or temporary dry-in
- Controlled relief of trapped water
- Trace the intrusion to its real source
- Remove wet insulation and compromised drywall
- Dry the attic and the ceiling assembly
- Restore the ceiling completely
The Anaheim Background Worth Knowing
The Anaheim Colony Historic District and the older streets around downtown contain homes built from the early 1900s through the 1930s, and they are constructed differently in ways that matter enormously during a water loss.

Anaheim at a glance
- Dominant construction era
- 1900–2000
- Foundation type
- mixed on grade
- Supply piping found here
- galvanized steel, under-slab copper, original early-century piping in the Colony
- Drain line materials
- cast iron, clay
- Terrain and water table
- hillside-mixed, moderate water table
- Most common local failure
- lath-and-plaster assemblies that hold several times the water drywall does and release it far more slowly
- Highest-value local prevention
- acting immediately on any plaster-wall loss, because wet plaster keys soften and release from the lath
What It Costs in Anaheim
We do not quote a number over the phone before seeing the property — anyone who does is guessing. The variables that actually move the price on a ceiling & roof leaks job are how long the leak has been active, ceiling texture and finish, attic access and insulation type, and they are broken down in full on the ceiling & roof leak water damage page. The assessment and the written estimate are free anywhere in Anaheim, day or night, with no obligation.
Ceiling & Roof Leaks Questions from Anaheim Homeowners
Often, if we get to it quickly. A plaster ceiling that has bulged has already lost some keys, but the surrounding field is usually still sound and can be dried, stabilized and reattached rather than demolished. Stay out from under it in the meantime, because plaster comes down in heavy pieces. We shore the area, draw the trapped water off at a controlled point, then dry the lath and framing before deciding what is genuinely beyond saving.
Clear the room and keep everyone out from underneath it, including pets. Move furniture if you can do it from the side. Put a bucket down if you can place it safely without standing under the bulge. Then call us — we relieve it deliberately, which is safer and preserves much more of the ceiling than letting it fail on its own.
We tarp immediately to stop the intrusion and coordinate the roofing repair with a licensed roofer, then handle all the interior restoration ourselves. You get one point of contact and one schedule instead of managing two trades during a storm week.
Yes, and we approach them differently. Lath and plaster holds much more water than drywall and dries far more slowly, so it needs more equipment and considerably more patience — but it can usually be saved in place, and original plaster is not something a repair can replace.
