The bathrooms in Santa Ana's designated historic districts are built out of material that no longer exists commercially. Hex tile floors set in mortar beds several inches thick, wall tile with trim pieces nobody mills anymore, lath and plaster behind all of it, and old-growth framing underneath. When a shower or tub leak gets into that assembly in Floral Park, French Park or Washington Square, the wrong instinct is to open it up and find out. The right instinct is to meter it, dry what can be dried in place, and remove only what genuinely has to go.
Plaster is the part that punishes speed. Wet plaster holds far more water than drywall and gives it up slowly, and when it stays wet long enough the keys behind the lath break and whole sections release. So the timing is a real judgment call: dry too gently and you lose the plaster to the moisture, demo too eagerly and you lose it to the saw. The city's dense postwar apartment stock is a different animal entirely, with sixties mud-set pans and much less at stake in the material itself.
What Santa Ana Changes About Shower Pan Leaks
1Plaster key failure above and beside the shower
Wet plaster stays heavy and eventually lets go of the wood lath behind it. We check for keys by feel and by sound before deciding anything, because a wall that is merely wet can be dried and saved while a wall that has released is already gone. Getting airflow behind the lath early, through an access point that already exists, is what preserves these walls.
2Mud beds take longer than anyone quotes
A three-inch mortar bed under a hex tile floor holds an enormous amount of water and releases it slowly. Honest expectation setting matters here: this is a drying job measured in weeks, not the few days a modern bathroom takes. Anyone promising a fast dry-down on an original Santa Ana mud floor either has not metered it or intends to demolish it.
3Demolition that salvages original material
When material has to come out we cut back to a grout line, save intact field tile and trim pieces for reuse, and protect the original wood we expose. Matching hundred-year-old tile is close to impossible, so the pieces we save are usually the only source of matching material you will get. It is slower work and it is why people call us for these houses.
How the Work Runs
The method is the same one we use on every shower pan leaks job, documented to the IICRC S500:2025 standard. Here it is in short — the full shower pan & bathroom leak repair process explains each stage in detail.
- Map the moisture first
- Flood test the pan
- Isolate the actual failure
- Open only what has to open
- Dry the structure to standard
- Rebuild the waterproofing correctly
The Santa Ana Background Worth Knowing
Lath and plaster is wood strips nailed across the studs with several coats of plaster troweled over them. The plaster that squeezes through the gaps between lath forms keys that hook over the wood and hold the whole wall in place. That construction is why plaster walls last a century — and why they behave so differently from drywall when wet.

What It Costs in Santa Ana
We do not quote a number over the phone before seeing the property — anyone who does is guessing. The variables that actually move the price on a shower pan leaks job are how long the shower kept running, what sits under the shower floor, whether the framing is compromised, and they are broken down in full on the shower pan & bathroom leak repair page. The assessment and the written estimate are free anywhere in Santa Ana, day or night, with no obligation.
Shower Pan Leaks Questions from Santa Ana Homeowners
Partly, usually. If the mortar bed under it is saturated, the bed has to come out and the tile over that section comes with it. What we can do is cut back to a clean grout line rather than clearing the whole floor, and salvage the removed field tile for the repair. Matching new tile to hundred-year-old glaze does not really work, so the tile we save off your own floor is generally the only match available.
Timing is the cleanest clue. A pan leak only produces water when the shower is running, so the symptom appears within hours of use and dries out between uses. A pressurized supply line leaks around the clock, and the damage grows steadily whether anyone is home or not. Shut off every fixture and watch the water meter's low-flow indicator. If it still moves, you have a supply leak, not a pan. We confirm it with a flood test either way.
Sometimes, and we will tell you honestly which case you are in. A leak at the drain clamping ring, or a failed seal where the surround meets the pan, can occasionally be handled with a limited opening. A split or perforated liner cannot. Liquid-applied products sold as pan sealers can buy a few months on a pinhole, but they will not repair a membrane that has failed at a fold or a corner, and we are not going to sell you that as a fix.
Usually, if drying starts quickly. Plaster holds much more water than drywall and dries far more slowly, so it needs more equipment and often desiccant dehumidification. The risk is the plaster keys softening and releasing from the lath, which is why waiting is the one thing that genuinely costs you the wall.
