It starts as a pinhole nobody sees. Zinc wears through, the steel underneath corrodes, scale narrows the pipe, velocity climbs, and a fitting inside a wall lets go at two in the morning. In Lakewood that pipe went in between 1950 and 1953 along with roughly 17,500 others, at a pace of up to a hundred houses a day. So it is not simply that your plumbing is old. Your whole street's plumbing is the same age, in the same walls, feeding the same clustered kitchen, bath and laundry core.
For a wood floor, that clustered wet core is the whole story. Kitchen, bath and laundry share plumbing walls, so when a line fails the water enters the living space at one wall and fans out across the floor from there. The cupping is always deepest nearest that wall and grades away from it. These are slab homes, so the mat system does all the lifting and there is no underside to work. And if we are already opening a wall to reach the pipe, that is the moment to talk about repiping rather than a separate project two years from now.
What Lakewood Changes About Hardwood Floor Drying
1The wet core puts water at the floor
Lakewood plans cluster kitchen, bath and laundry around shared plumbing walls. When a galvanized line fails, water enters the living space at that wall and fans outward, so cupping is always deepest along it and grades away. That pattern tells us where to concentrate mats and how far out to keep metering before anyone calls a room dry.
2Slab-on-grade means one exit route
There is no crawl space in these homes, so every bit of moisture in the floor has to exit upward through the joints between boards under negative pressure. That is a workable plan and a slower one. Anyone quoting a two-day dry on a slab-set wood floor either has not metered it or is not planning to check before pulling equipment out.
3Repipe while the wall is open
If we are already opening a wall to reach a failed galvanized fitting, that is the cheapest moment this house will ever offer for repiping. Zinc wears through, steel corrodes, scale narrows the pipe and velocity rises. The next fitting is on the same schedule as the last one. Doing it now means drying your floor once instead of twice.
How the Work Runs
The method is the same one we use on every hardwood floor drying job, documented to the IICRC S500:2025 standard. Here it is in short — the full hardwood floor water damage drying process explains each stage in detail.
- Measure before deciding anything
- Extract from below the surface
- Control the drying rate deliberately
- Dry the subfloor and any cavity below
- Let it acclimate before judging it
- Sand and refinish only if needed
The Lakewood Background Worth Knowing
Galvanized steel supply piping was standard when Lakewood was built, and it fails in a specific and predictable way. The zinc coating protecting the steel wears through from the inside, the steel corrodes, and scale builds up on the interior wall — narrowing the pipe over decades. As the diameter shrinks, water velocity and turbulence increase, which accelerates the erosion at elbows and fittings until a thin spot lets go.

What It Costs in Lakewood
We do not quote a number over the phone before seeing the property — anyone who does is guessing. The variables that actually move the price on a hardwood floor drying job are square footage under the mat system, solid versus engineered wood, what is underneath, and they are broken down in full on the hardwood floor water damage drying page. The assessment and the written estimate are free anywhere in Lakewood, day or night, with no obligation.
Hardwood Floor Drying Questions from Lakewood Homeowners
That is the pattern we see. These lines were installed within a three-year window across roughly seventeen thousand homes, they have aged the same way, and one failure usually says something about the pipe's overall condition rather than a single bad fitting. The floor itself can be dried and saved. Whether you go through it a second time depends on whether the piping gets addressed while a wall is already open.
Frequently, yes. Cupping is caused by uneven moisture between the top and bottom of each board, and when the moisture equalizes during controlled drying, much of the deformation reverses. Full flattening can take two to four weeks of acclimation after the equipment comes out, which is why we do not recommend sanding immediately.
Five to ten days under the mat system is typical, which is longer than drywall because wood gives up moisture slowly and has to be dried at a controlled rate. Rushing it causes splitting and permanent gapping, so the extra days are doing real work.
Have it assessed. Seventy-year-old galvanized has exceeded any reasonable service life, and declining pressure or rust-colored water means it is well along. If a repair is already opening walls, that is the cheapest moment you will ever get to repipe — the demolition and patching are already in the scope.
