Most of the contents work we do in Yorba Linda did not start with a pipe. It started outside, on an engineered slope, when a blocked terrace drain or a failed retaining-wall system sent hillside water into a lower room or a garage. That water is not clean. It carries slope silt, decomposed granite, irrigation runoff and landscape fertilizer, and parts of the city still sit inside the 2008 Freeway Complex Fire footprint, where runoff behaved differently for years afterward. Belongings hit by that need a different decision than belongings hit by a supply line.

The houses are newer than most of what we serve, largely 1970 through 2005, slab on graded pads, on bigger lots than the flatland tracts west of here. That means more square footage, more storage, and more of it sitting low relative to the slope behind it. In East Lake Village, Bryant Ranch and Travis Ranch, the garage and the lowest room on the pad are where a household's overflow lives, and they are the first two places hillside water enters. Equestrian properties add tack, feed and blankets to the same inventory.

What Yorba Linda Changes About Contents & Pack-Out

1Silt-loaded water changes the category

Water that has crossed an irrigated slope is not clean water under S500:2025, whatever it looked like coming in. Porous contents that absorbed it, including upholstery, mattresses, rugs and stuffed toys, get graded honestly instead of hosed off and returned. Hard goods clean up well. We photograph the silt line on each item before cleaning, because that line is the evidence an adjuster needs later.

2Garages take the first hit on a graded pad

On a hillside lot the garage slab is often the low point of the finished pad, and it holds whatever will not fit inside: paperwork, holiday boxes, camping gear, the kids' school years. Water arriving off a slope enters under the garage door with velocity and crosses that slab in minutes. Nothing stored in there is packed to survive moving water, least of all cardboard.

3Contents cannot go back until the slope does

Returning belongings to a house whose slope drainage has not been repaired means doing this twice. We will hold contents in storage through the rest of the wet season if that is the right call, and we will say so plainly rather than delivering into a room likely to take water again in three weeks. That decision is yours, but make it with the drainage report in hand.

How the Work Runs

The method is the same one we use on every contents & pack-out job, documented to the IICRC S500:2025 standard. Here it is in short — the full contents restoration & pack-out process explains each stage in detail.

  1. Room-by-room photographic inventory
  2. Triage into three categories
  3. Careful packing and transport
  4. Cleaning and restoration by material type
  5. Climate-controlled storage
  6. Delivery and placement back

The Yorba Linda Background Worth Knowing

A hillside lot in Yorba Linda is a drainage system with a house attached. Terrace drains cut across the face of the slope to intercept water before it gains speed. Brow ditches run along the top to keep runoff from ever reaching the slope face. Down-drains carry the collected water to the street or a storm connection. Retaining walls have weep holes and, behind them, a gravel subdrain that relieves pressure on the wall. Every one of those was engineered as part of the pad. Every one of them silts up, roots over, or gets buried by landscaping.

What It Costs in Yorba Linda

We do not quote a number over the phone before seeing the property — anyone who does is guessing. The variables that actually move the price on a contents & pack-out job are volume of contents, proportion of specialty items, storage duration, and they are broken down in full on the contents restoration & pack-out page. The assessment and the written estimate are free anywhere in Yorba Linda, day or night, with no obligation.

Contents & Pack-Out Questions from Yorba Linda Homeowners

It depends on your policy language, and we will not guess for your carrier. What we can do is document it properly: photographs of the entry point, the silt line on each item, meter readings, and a full inventory before anything moves. Surface water exclusions are common, but plenty of Yorba Linda claims turn on whether a drainage component failed rather than on rainfall alone. Good documentation gives that argument something to stand on.
