Two neighbors call with the same washing machine failure and get two different scopes. That's normal in Tustin. Old Town holds 1880s to 1920s Victorians and Craftsman homes on raised foundations, where ducting was retrofitted into crawl spaces and knee walls decades later. A mile away, 1960s to 1980s slab tract runs conventional attic flex under a low roof. Out at Tustin Legacy, houses built since 2005 on the former Marine Corps Air Station have sealed modern ducting, mastic joints and often an air handler inside conditioned space.
The era decides the answer, not the loss. In an Old Town crawl space, soaked flex gets cut out and replaced — you don't restore a wet liner back to good. In a 1970s attic, brittle old flex usually isn't worth saving either, and replacing the affected branches costs less than trying twice. In a Legacy home the ducting is frequently intact, and the real work is the coil, blower wheel, filter cabinet and drain pan. Telling you which of the three you're in is the first thing we do.
What Tustin Changes About Air Ducts & HVAC
1Construction era decides clean versus replace
We don't apply one verdict citywide because Tustin won't support one. Sealed post-2005 ducting in decent condition can often be cleaned and put back. Twenty-year-old flex with a torn liner cannot. Century-old retrofits in a crawl space almost never survive a wet event. You get a per-branch call with the reasoning, so the invoice matches what's actually in your building.
2Old Town knee walls and crawl-space runs
Retrofitting central air into a Victorian meant finding space that didn't exist, so ducting got threaded through knee walls, closet chases and the crawl. Those routes are hard to inspect and easy to miss. They also sit next to original lath, plaster and floor framing, which means access has to be planned rather than cut, and drying has to be gentle enough not to check old millwork.
3Legacy homes usually need less than you'd think
Post-2005 Tustin Legacy construction has PEX, better drainage and duct in semi-conditioned space with sealed joints. After a clean-water loss there, full duct replacement is often unnecessary and we'll say so. What still needs handling is the evaporator coil, the pan, the filter cabinet and any branch that took direct water. Sewage or fire changes that answer immediately.
How the Work Runs
The method is the same one we use on every air ducts & hvac job, documented to the IICRC S500:2025 standard. Here it is in short — the full air duct cleaning & hvac restoration process explains each stage in detail.
- Inspect before we quote
- Contain and seal the system
- Clean or replace the ducting
- Clean the air handler and coil
- Replace filters and treat surfaces
- Seal, balance, and verify
The Tustin Background Worth Knowing
You can usually place your house without paperwork. Foundation vents around the perimeter and a floor that sits a step or two above grade means a raised foundation and a crawl space, which puts you in the Old Town generation. A slab sitting flush at grade with no vents puts you in the tract era. If you have a second-floor laundry, a tankless heater, or a manifold of colored plastic tubing in a closet, you are in the Legacy generation. Each of those buildings has an entirely different weak point, and knowing yours is most of the battle.

What It Costs in Tustin
We do not quote a number over the phone before seeing the property — anyone who does is guessing. The variables that actually move the price on a air ducts & hvac job are cleaning versus replacing flex duct, number of supply runs and returns, what kind of contamination it is, and they are broken down in full on the air duct cleaning & hvac restoration page. The assessment and the written estimate are free anywhere in Tustin, day or night, with no obligation.
Air Ducts & HVAC Questions from Tustin Homeowners
Often not much. Legacy-era ducting is sealed, insulated and usually routed in semi-conditioned space, so a clean-water loss downstairs frequently leaves it intact. We verify that with inspection rather than assumption, then focus on the coil, drain pan, filter cabinet and blower wheel, which is where moisture and odor actually collect. If it was a sewage backup or a fire, the calculus changes and affected branches come out regardless of age.
Fair question, and often it is an upsell. The honest answer depends on whether contamination actually reached the system. If the HVAC ran during the loss or the demolition, if water got into the attic where the ducting lives, or if the loss involved sewage or fire, the system is in scope. If none of that happened, it probably is not. We run a camera and show you before you decide anything.
It depends on where the moisture is. If the inner liner got damp and the fiberglass behind it stayed dry, cleaning and drying the run works. If water got through a torn jacket into the insulation, that fiberglass is porous, it holds moisture and growth, and there is no reliable way to clean it or verify it is clean. Those runs get replaced. We show you which is which rather than guessing on your behalf.
New plumbing removes corrosion from the list, not everything else. What fails in Legacy-era homes is connections and appliances: braided washer hoses, refrigerator ice-maker lines, angle stops, dishwasher fittings, and water heaters that are now well into their service life. Second-floor laundry rooms are the biggest single change from older Tustin housing, because a failure up there drains through two ceilings instead of across a garage slab. Age protects you from one category of failure and none of the others.
