La Mirada went up between 1953 and 1965, and the bathrooms went up with it. Whole blocks off Rosecrans and Imperial share one original hall bath layout: a five-foot tub alcove or a mortar-bed shower pan poured over a hot-mopped liner, tile set directly on mud. Sixty-odd years later that liner is brittle at the corners and the curb grout has been recaulked over so many times the caulk is now the waterproofing. On a slab house there is no crawl space to catch it, so the water tracks sideways under the mortar bed and reaches the adjacent bedroom.
La Mirada also sits on rolling ground rather than the flat grid to the south, and that matters more inside the house than people expect. Shower Pan Leaks Questions from La Mirada Homeowners

Almost always exterior drainage rather than a plumbing leak — a plugged area drain, a patio that has settled toward the house, or a planter holding moisture against the wall.
