Three construction generations sit inside one city here, and each one wants a different install. Old Town's 1880s through 1920s Victorians and Craftsman homes are raised-foundation buildings with steep roofs, brittle single-pane sash and board sheathing. The 1960s through 1980s slab tract running through the middle of Tustin is conventional: composition over plywood, aluminum or early vinyl windows, quick to cover and easy to fasten. 1Tile roofs get lifted, not nailed
Concrete tile across Legacy and the later tract will crack under a boot and will not seal again once you punch through it. The correct method is to lift the course above the opening, screw furring strips through the cover into framing, tuck the upper edge beneath the tile, then re-lay. It looks like more work from the driveway. It is the only version that survives a month of weather.
2Old Town sash breaks before it holds
The wood windows in Old Town are a century old, dry and thin at the muntins, and they split rather than accept a screw. We size panels to bear on the jamb, brace from inside, and keep fasteners out of anything original. Where a house has been through a careful restoration, that restraint is what keeps a temporary board-up from turning into a permanent repair bill for the owner.
3Association standards at Tustin Legacy
Newer Legacy neighborhoods care about what is visible from the street, and an emergency cover is visible by definition. We install tight and square rather than draped, keep the footprint to the damage, and are happy to talk to the association or the management company directly. New plumbing removes corrosion from the list, not everything else. What fails in Legacy-era homes is connections and appliances: braided washer hoses, refrigerator ice-maker lines, angle stops, dishwasher fittings, and water heaters that are now well into their service life. Second-floor laundry rooms are the biggest single change from older Tustin housing, because a failure up there drains through two ceilings instead of across a garage slab. Age protects you from one category of failure and none of the others.
